Our study is set up to illustrate the issues of these types of buildings and help establish if the evidence of poor performance and identification of effective remedial actions prompt change. Lessons learned from this project will provide helpful ammunition for the other two buildings and academies designed under BB98&101. The full BPE of Pennywell (C) will cover a wider on and off-site study engaging stakeholders and highlighting opportunities for improvement and wider applications. The focus is to create a tool to map the impacts of occupancy and building facilities management on building energy use, enabling designers and occupants to meet project targets for energy consumption. This comes at a time when building owners and operators are facing higher energy bills, and having to post certificates displaying their actual energy use. Improved energy modelling and understanding of operational energy use can reduce their exposure. This project will develop and trial a prototype tool that can better predict likely energy use and the associated risks to this, making the outcome a marketable product with clear environmental co-benefits.

They have been procured by the same client with a near identical brief and have been delivered by the same design team but by different contractors. Pool was completed in May 2010 while Tremough started on site in Nov 2010. The buildings offer a great opportunity for a ‘compare and contrast’ study to understand how these innovation centres support new businesses by comparing their performance, gather occupant feedback on comfort and usability and seeing how they can improve and reduce their emissions in operation - in the case of Tremough, lessons learned from Pool could feed into its execution, particularly with regard to the handover. These evaluations offer the potential for future projects to benefit from lessons learned. Lessons learned will also inform Aedas’ design approach and drive to achieve low-carbon performance in use. They have been chosen as case studies to maximise evaluation study opportunities as they both have some similar aspects as well as some good contrasting qualities. Although different in capacity, both are recently completed and designed by Aedas, under the Design & Build procurement route. In both cases the client and design team were heavily involved as part of the design and building process and they will be looking to understand how their building supports learning excellence and how they can improve the building's performance and emissions in operation as a result of our evaluation. Both buildings are currently going through a final defects period and there is an opportunity for our research team to assist the school and contractor in focusing efforts in areas that would bring most long-term benefit.
